How we work

A construction project goes wrong in the gaps — between what was promised and what was priced, between the drawing and the site. Our process is built to close those gaps.

STEP BY STEP

From the first call to the defects period

Seven stages. Each one ends with something in writing.

  1. 01

    First call and site visit

    We listen to what you want, then walk the site to check access, levels, soil, neighbours and services.

  2. 02

    Drawings and specification

    With your architect or one we introduce, drawings are fixed and a specification with brands and finish level is agreed.

  3. 03

    Bill of quantities

    An itemised quotation with unit rates, a milestone payment schedule and a written exclusions list.

  4. 04

    Agreement and programme

    A signed agreement, a construction programme with dates, and the names of the engineer and supervisor on your job.

  5. 05

    Mobilisation

    Site set-up, hoarding, labour accommodation where needed, and safety arrangements before the first excavation.

  6. 06

    Construction with weekly reporting

    Photographs, schedule status and a running cost statement every week; variations priced and approved in writing.

  7. 07

    Snagging, handover and defects period

    A joint snag inspection, as-built drawings and warranties handed over, and a written defects period during which we return.

What you receive while we build

  • Photo progress report

    Dated site photographs against the drawings, so you can see exactly what was done.

  • Running cost statement

    What has been billed, what has been paid, and what the next milestone will cost.

  • Schedule update

    Where the programme stands, what is critical next week, and anything that slipped and why.

  • A direct line

    The site engineer's number, not a call centre. Questions are answered by the person on site.

Paperwork that protects you

Good construction leaves a paper trail. Ours starts with the agreement and ends with a handover file you can show a buyer, a bank or a valuer years later.

  • Signed agreement with the bill of quantities and specification attached
  • Material test certificates and concrete cube results
  • Joint measurement records behind every bill
  • As-built drawings, warranties and the defects-period terms at handover

Questions about the process

What if I want to change something midway?

You ask, we price it and show the effect on the schedule, and nothing changes until you approve it in writing. Variations appear on the next cost statement so there is no surprise at the end.

How are payments structured?

Against milestones — for example plinth, each slab, brickwork, plastering, finishing and handover. Each milestone is certified as complete before the payment for it falls due.

Who do I talk to day to day?

The site engineer assigned to your project, whose number you have from the start. Commercial questions go to the project lead, and both are in the weekly report.
