What decides the cost of building a house in Bangalore
A rate per square foot hides more than it reveals. This guide explains the decisions that move the price of a house up or down, so you can compare quotations on the same basis.
Why 'rate per square foot' is not a price
Every owner in Bangalore hears a rate per square foot within the first five minutes of talking to a contractor. It is a useful shorthand for early budgeting and a poor basis for a contract. Two quotations at the same rate can differ by a third once you read what each one includes — or leaves out.
This guide walks through the decisions that actually move the cost of a house, so that when you compare quotations you are comparing the same building.

Six decisions that move the price
- Site conditions. Rock cutting, deeper foundations in black cotton soil, or a plot below road level all add cost before a single wall goes up.
- Built-up area versus plot area. Staircases, balconies, passages and headroom all count. An efficient plan costs less per usable room than a wasteful one.
- Number of floors. Each additional floor changes the structural design, the lift decision and the scaffolding and safety programme.
- Specification. A 'standard' bathroom and a 'luxury' bathroom can differ several times over in fittings and tiles alone. The finish level decides more than the structure does.
- Timeline. A compressed schedule means overtime and parallel trades; long pauses mean re-mobilisation. Both cost money.
- Scope boundaries. Whether the quotation includes the compound wall, the sump, the electricity connection, the interiors — or quietly leaves them for later.
How to compare two quotations
Put them side by side and check the built-up area each one assumes, the finish level and brand list, what each excludes, and how payments are staged. Then adjust for the differences. Only after that does the total mean anything.
If a contractor cannot or will not give you the breakdown, that tells you something about how the project will be run.

Do you publish your rates?
No. We quote against your drawings and an agreed specification, because a published rate would be either misleading or padded to cover unknowns. Send us your plan and we'll price it as a bill of quantities.
Are taxes included in a quotation?
Our quotations show taxes separately so you can compare like for like. The applicable treatment depends on the contract type and is confirmed in writing before you sign.
How much should I keep aside as contingency?
Keep a contingency. Site surprises, selection upgrades and statutory changes are the usual reasons it gets used. The right amount depends on how complete your drawings and specification are — the more decided up front, the less you need.
